What Does It All Mean

Deciphering the Jargon

Pre-Application Public Engagement

Prior to making any formal application/submission for Development Permit, pre-application outreach and communication will occur by Truman with local residents and other local groups (like the Community Association) within West Hillhurst. This engagement will inform the details of the eventual official submission for the development permit to The City of Calgary.

Submission

A formal application for either a land use redesignation (rezoning) or a development permit has been submitted to The City of Calgary Development Authority for official review and eventual consideration of approval by City of Calgary Council (for land use redesignations/rezonings) or the Development Authority (for development permits).

Publication Engagement

After the formal application/submission for either the land use redesignation (rezoning) or development permit are submitted to The City of Calgary, there will be a formal circulation period. This circulation period is conducted by The City of Calgary and it is both internal to the City (i.e., various City Departments like Transportation, Planning, Parks, Urban Development) and external regulators and stakeholders (i.e., Enmax, Alberta Health Services, West Hillhurst Community Association). There will also be an official City of Calgary notice sign posted on-site to encourage local residents to submit input on the proposal.

Development Authority Conditional Decision

The two proposed development permits can be reviewed by The City of Calgary during a concurrent or simultaneous consideration of land use redesignation (rezoning); however, the development permits can only be considered for Conditional Approval by the Development Authority pending a City of Calgary Council approval of the supporting land use redesignation (Rezoning) application.

CPC, Council Public Hearing & Decision

The Calgary Planning Commission (CPC) is a committee appointed by City of Calgary Council to make recommendations to Council on land use planning matters. Both the land use rededesignation (rezoning) and development permit applications proposed for this site will flow through CPC for their recommendation to Council. After CPC, the land use redesignation will be presented at a Public Hearing of Council where members of the public can participate in a discussion about the application (through written or oral submissions) before Council makes a final decision on the land use redesignation (rezoning) application.
